  • Detailed description

    The apartments subsidized with funds of social housing subsidies (so-called social housing) are subject to occupancy and rent controls. This means that the owner may only rent the apartments to households that have a corresponding certificate of eligibility for housing. In addition, the rent for the apartment may not exceed a certain amount. The rent is usually lower than the rent of other apartments.

    Which households can obtain a certificate of eligibility for social housing?

    A certificate of eligibility for housing can be issued if certain conditions are met. The applicant, who forms a household with his or her household members, must comply with the income limit applicable to this household according to § 22 BbgWoFG. The examination of the income is carried out by the authority to which the application for a certificate of eligibility for housing is submitted.

    In addition, the size of an apartment that may be occupied usually depends on the size of the household (appropriate apartment size).

  • Requirements

    Eligible to apply are apartment seekers who are not only temporarily in the area of application of this Act and who are able to establish a residence as the centre of their life relationships for a longer period of time and to run an independent household.

    Obtaining a certificate of eligibility for housing depends on income. Therefore, only households whose total income does not exceed the income limit according to § 22 BbgWoFG receive a certificate of eligibility for housing.

  • Process

    You can only obtain a certificate of eligibility for housing upon application to the competent authority.

    You must submit the application for a certificate of eligibility for housing to the local authority. There you will also receive a corresponding application form. In addition, the applications are often also available online. The application must be submitted by the authorized person.

    The certificate of eligibility for housing is usually valid for one year and can then be applied for again if necessary.

  • Duration

    After completeness of the required documents and proofs, a processing time of 4 - 5 weeks should usually be expected. If necessary, the competent authority decides on urgency.

  • Deadline

    An application can be submitted at any time (kan application deadline). The period of validity of a certificate of eligibility for housing is usually one year (§ 14 BbgWoFG). In justified individual cases, the certificate of eligibility for housing can be issued for a period of two years.
