  • Detailed description

The soil guideline values are the average location values of the soil for a majority of plots for which essentially the same usage and value ratios exist.
They are based on the square meter of land area of a property with a defined land condition (soil reference value plot). The soil reference value always refers to an undeveloped plot.
In built-up areas, the soil reference value is determined with the value that would result if the soil were undeveloped.

Soil guideline values are determined for different types of use, e.B.

    • residential areas,
    • mixed building areas,
    • commercial building areas,
    • agricultural land.

Soil guideline values are determined and decided by the expert committees for land values on the basis of their purchase price collection annually on the cut-off date of 31.12.
