Building permit issued in the simplified building permit procedure
In development plan areas, the simplified building permit procedure can be selected for residential buildings.

Detailed description
The simplified building permit procedure applies to residential buildings in building classes 1 to 3 within the scope of a development plan. The provisions of the development plan must be complied with and the development must be secured.

Requirements
Please submit the building application for the simplified procedure in triplicate in paper form and also as an electronic copy. If the lower building supervisory authority has opened electronic access, this must be used. You must use the prescribed forms for your building application.
For most building applications, the building documents must be prepared and signed by a person authorized to prepare building documents (draftsman or draftswoman).

Documents
In addition to the application form, the following documents must also be submitted:
- Construction drawings
- building description
- Official site plan
- Declaration by the author of the design that the project complies with the provisions of the development plan and the public law regulations

Fees
1.1 percent of the chargeable building value, at least €100
In accordance with tariff section 1.1.2 of the Brandenburg Building Fee Regulations
The fee can be partially charged as an advance.

Process
In the simplified building permit procedure, the project is examined with shortened deadlines.
The building supervisory authority checks
- compliance with the provisions of the development plan
- and involves specialist authorities whose interests are affected by the project, as well as the municipality.
The deadline for the specialist authorities to comment is 2 weeks.
If all comments have been received and there are no contradictions with public law regulations, the building permit is granted. The building permit includes all necessary approvals.

Duration
If the requirements are met, planning permission will be granted within one month of receipt of the planning application.

Deadline
The building permit is valid for six years in accordance with § 73 BbgBO.
The building permit and the partial building permit do not expire if construction of the building project has begun within six years of the permit being granted and notification of the commencement of use has been given no later than one year after the expiry of the period.
It is not possible to extend the period of validity.

If the requirements for the simplified procedure are not met, the building application can be dealt with in the regular approval procedure if this is marked accordingly in the building application.
